Chiang Mai room hunting: compare heat, smoke season and transport

A Chiang Mai room should work across seasons, not only on a pleasant viewing day. Check afternoon heat, ventilation, air-conditioner condition and whether windows seal well enough for periods of poor air quality. If filtration matters to you, include replacement filters and electricity in the budget. Map your regular destinations before choosing between the Old City, Nimman, Santitham and farther residential areas. A low rent can still be good value, but only after adding daily songthaew, app-taxi or motorcycle costs. Walk the route to food and laundry at the time you expect to use it. Ask for written electricity and water rates, internet terms, deposit conditions and the minimum stay. Photograph the meter and room inventory. Do not assume every listing showing a monthly price accepts a short contract at that rate. This guide deliberately avoids claiming one “best neighbourhood.” The right comparison is your complete monthly routine, including the seasonal conditions you will actually experience.
