Pattaya rent: the checks that prevent a cheap room becoming expensive

A low advertised rent is only the beginning of the calculation. Before paying a deposit in Pattaya, ask for the written monthly rent, deposit, minimum term, internet charge, water rate and electricity rate. Photograph the meter reading when you move in and ask whether electricity is billed directly by the Provincial Electricity Authority or marked up by the building. Compare the complete monthly figure, not just the room price. A slightly dearer room with government-rate utilities, reliable internet and walkable food can cost less overall than a bargain room that creates daily transport costs. Check the room in the afternoon, when heat and road noise are easier to judge, and test the air-conditioning, water pressure and mobile signal. Do not transfer a holding deposit merely because a social-media advert claims that several people are waiting. View the exact room, get a receipt and keep the agreement. For longer stays, ask what happens to the deposit if you leave early and what cleaning or repainting deductions are permitted.
