Koh Samui rent and electricity: the island viewing checklist
A Samui rental should be tested as a complete living system. Ask about the electricity rate, water source, internet reliability, drainage, road access and what happens during power interruptions. A beautiful low-rent house can become expensive if it requires constant taxi travel or inefficient air-conditioning. Check whether electricity is billed directly by the Provincial Electricity Authority or resold at a written rate. Photograph meters, inventory and existing damage. Ask for a sample occupied bill, but remember that building design and air-conditioner efficiency make another person's total only a rough guide. Visit the access road after rain if possible. Steep or unsealed approaches change the practicality of walking, deliveries and motorcycles. Confirm who pays for garden, pool or pump maintenance and whether seasonal rent changes are written into the agreement.
