Thailand rental utility checklist: direct bill or landlord rate?

Across Thailand, a low rent can be changed substantially by utility terms. Ask whether electricity and water are billed directly by the utility or resold by the landlord. Require every private per-unit rate and fixed fee in writing, photograph the opening meter reading and keep monthly bill photos. The Provincial Electricity Authority covers most of Thailand outside Bangkok, Nonthaburi and Samut Prakan. It publishes tariff structures and the current Ft adjustment. Those figures can change, so compare the date on any social-media claim with the current PEA information rather than arguing from an old screenshot. Ask for a sample occupied bill but treat it only as context. Air-conditioning age, room size, top-floor heat, water pumps and personal habits change consumption. Confirm internet installation, rubbish collection and common-area fees as separate lines.
